DEED RESTRICTIONS

Instructions

Deed restrictions may be volunteered by a property owner in connection with a zoning change application. The deed restrictions are intended to address specific conditions on the property to make the proposed zoning classification more appropriate. These deed restrictions are accepted by City Council resolution, and shown on the City of Dallas zoning map. This web site publishes only deed restrictions shown on the zoning map.

To access deed restrictions on this site, identify the zoning map grid number where the subject property is located.* Deed restrictions are identified on the zoning map by zoning case number. After selecting a particular deed restriction, a link is provided to the restriction as it appears in city records. If other deed restrictions also impact the property, this information is provided.

*A zoning map showing deed restrictions is currently under construction and will be published online soon. Until web publication occurs, a DVD of the zoning map with deed restriction information is available through the GIS division of the Department of Sustainable Development and Construction. For more information, see www.dallascityhall.com/development_services/zoning_maps.html.

Disclaimer

The electronic version of deed restriction records is provided to the public as a convenience only. Best efforts have been made to ensure that this information is accurate and complete. Note, however, that this is not the official version and should not be relied upon as a substitute for the official version, which is maintained by and available from the Dallas City Secretary. Note also that some deed restrictions may not be included on this website. Additional deed restriction files are maintained by the Building Official and the Department of Sustainable Development and Construction. An applicant for a zoning change or a city permit may be required to obtain the recorded instrument from the County Deed Records Office where the property is located.

Although updates are made on a regular basis, this electronic version may not contain the most recent deed restrictions. This web site was last updated on September 25, 2009, and its contents are current through August 12, 2008.

This web site is sponsored by the Department of Sustainable Development and Construction and maintained by the City Attorney’s Office.
